Why is your Condo the LEAST EXPENSIVE unit at Sandcastles for this Ocean view?
Two reasons. First, we don't use a fancy Management company to book our condo, you are renting directly from us - the owners. We have eliminated the extra middleman and management company fees that many owners are saddled with, and we pass those savings directly back to you. This saves you $50 to $200 per week MINIMUM. Second, we want to make renting a Condo affordable for every family so hopefully you come back year after year. We know how expensive a trip to the beach can be! We know that if you try us once, you'll come back because our condo is NICE at a great PRICE.  We are $399 some weeks when most Condos are $1,200 or higher, we think that is too expensive.

What about a security deposit?

We do NOT collect and hold a "security" deposit while you are in our Condo. We believe YOU should be holding your money, not us. I get asked about this all the time. If I collected a security deposit, that’s like saying to you “hey, I don’t really trust you, so send me some money to hold instead”. We do trust you, and we want you to have a great time at our Condos. The true answer is that you will sign a contract that states you will not steal or damage anything inside the condo. In return, we agree to not hold your money. You should use that money buying dinners for your family, playing miniature golf, and making great memories with your kids. I don’t want to hold your money. You should hold your money. Spend it if you can while on vacation!  We DO collect a booking deposit of $250 per week, which is SUBTRACTED from your balance due.  This $250 holds the Condo reservation for you and secures your week(s).  Be skeptical of anyone that asks you for a "security deposit". You don't get asked for that when you check into a hotel, why should you be asked for a security deposit when you check in to a condo?  

This Website is unlike any other I have seen for Condos. Why do you do it this way?
We are firm believers that when you tell the truth, people appreciate it. We show you the GOOD as well as the BAD things about our condos so you can make an informed choice. We could easily have made another website that looks all flowery and great (like every other Condo website you see), trying to sell you on how great everything is, but we choose instead to give you far more information - and let YOU be the judge. We have found that guests appreciate it more this way.


$399 a Week?? Is this TOO GOOD to be true?
No, it's for real.  I get asked this question all the time too.  "What's the catch"?   Here's the catch, and I want you to understand all the hype about the $399 rate.  It's our version of a "Marketing Gimmick".  Only SOME weeks and months are specially priced at $399.  We have many weeks on sale per year at $399 per week, mostly in Lower demand time periods.  In fact, you can rent the ENTIRE MONTH of September at $399 a week!  This is a special promotional rate so that you will come try out our Condo.   We want to hook you in with a low rate to try us out, so then you'll book with us again in the future.   There is no obligation or anything.  The catch is that we hope you will spread the news about our Condo to your friends after you try us out, or you yourself will re-book with us next time.  It's our "special offer".  We are confident that once you try our properties, you will want to come back.   Now, your $399 week the Condo is exactly the same as your $699, $1197 or $1297 or Holiday week, there is no difference other than the price is lower as a special promotional rate.  Please book these weeks early, they go first, like the least expensive seats on an airplane - they always sell first!  People think I'm crazy for admitting that we use a "marketing gimmick" like this, but it's the truth, and you deserve to hear it.  Plus, if you are on a tight budget, and this $399 rate helps you out, we are happy to have done so.  

What is your cancellation policy?

You may cancel up to 60 days prior to your arrival. Closer than 60 days, If we are successful at re-renting your dates, then you receive a full booking deposit refund. This is the most forgiving cancellation policy on the beach.  We know because we have looked at them.  Nowhere else can you cancel a condo and get a full 100% of your money returned.  In all the time we have been doing this, we have not held one booking deposit from anyone.

Do you hold a "Security deposit" while we are at the condo?
NO! We don't believe in "security deposits".  You will accept an agreement online stating that you will not steal anything or damage anything.  That's good enough for us. We don't want to hold your money.  We think YOU should hold your money.  Be very cautious of any condo that wants to hold a "security deposit" is our advice.

How Close are Units 701 and 704 to the Beach?

You can be on the sand in less than 30 seconds. Simply walk out the door, ride the elevator down to the ground level, and make a left. You are right on the beach. No roads to cross, no hassles. You will love it.

What’s so special about 701 or 704? Why not some other Condo on a lower floor?
Because on floor 7, it is the top floor, and there is no one above you – so there is NO NOISE from above you. Plus, the 7th floor has the best view possible. Any floor below 7 has a lesser view. Always ask what floor you are on.  If you are below the top floor, look for a unit ON the top floor.

Why are your dates Saturday to Saturday? I don’t like that because my dates are different!
When we first built our Condo business, we wanted to offer the absolute lowest prices so families could afford to stay in a Condo. So here’s what we did: We added up all our expenses for a year (mortgage, taxes, electric, condo association fees, phone, internet, etc.) and divided it by 52 (since there are 52 weeks in a year). That gave us what we needed on average each week to “break even”. We are not trying to make money off our guests, just pay expenses. We then set the schedule on a Saturday to Saturday week since that was what 97% of all guests were asking for. So then what we do is SELL OUT all 52 weeks, some weeks LOWER, some weeks HIGHER. That covers all of our expenses. We have learned that when we only rent 3 or 4 nights in a week, then the rest of the week almost always goes UNRENTED. In short, we pay for it. We don’t feel it is fair for us to pay for your vacation, so that’s why all 52 weeks must sell out. But here’s the good news: Our rates are so low that it is better to pay for the extra week and only use the nights you want. We have many guests who do that. They want 10 days, but buy 14 because it is still less expensive than any other Condo. You cannot find a small hotel room for what we charge on a per-night basis in some months, and certainly not with this view right on the beach.

Do you rent “by the week”?
Yes. Since this is such a family beach, we have found that families want a one to two week beach stay in most cases.

Will you rent “By the month”?
Sure. The rates are the same. Just add up all the weeks in the month and that would be your monthly rate.

What about weekends or by the night?
We only rent in one week blocks unless we have a special few days available. Write to us and let us know, maybe it will work out.

Can I see a sample Contract?
Sure thing.  When I was on the board of directors at the BBB (Better Business Bureau) I learned that the best thing in dealing with customers is to always be up front so customers know exactly what they are buying, and there are no surprises.  See a sample of what your contract will look like below.


How close are Units 701 and 704 to the pool?

From personal experience, we do NOT buy units on the ground floor or next to a pool because of all the noise and craziness, especially at night. Unit 701 and 704 are BOTH on the 7th floor, so it is high enough above the pool where you hear no pool noise inside the condo. We have found that guests want to be able to walk to the pool or spa quickly, in a minute or less, BUT they want to be able to get away from all the noise at night. So, we buy units that are very close walk but far enough away to not hear all the pool noise. We check this out every time before we buy a unit. Now, if you want the FULL POOL EXPERIENCE, and being immersed in the noise and craziness, (some people like it that way) and you want to be directly over the pool by just a floor or two, you should NOT rent Unit 701 or 704, because we are high enough above the pool that you CANNOT hear the pool noise inside the condos. You will be a one minute walk to the pool (total, once leaving either Condos front door and riding the elevator down to the ground level).

Who owns these Condos?

My wife Patti and I own unit #701, and we also own 6 units in Kissimmee right next to Disney World. You can verify this on the Osceola and Brevard County property tax websites.  Unit 704 is owned by Dave and Jamie Chambers, friends of ours. 

Is this a time-share offer?
Absolutely not! We own Unit 701 and 704. You are not in any way required to sit through a time share presentation; We have been tricked into those as travelers ourselves in the past, and really disliked it. You just enjoy your vacation without any outside interference. We may call you to see if you got in OK and everything is alright with the condo. Otherwise, it’s your home for your stay.

What Floor are you on?
Unit 701 and 704 are on the 7th, and top floor. There is no one above you, and therefore, no noise from overhead.

What is 701 and 704's view off the balcony like?
Take a look at the pictures on the other pages of this website. 701/704 have a view of the Ocean from the balcony – AND a view of the ocean from the living room and Master Bedroom too. From the balcony you can see East (the Beach and Ocean) North (Kennedy Space Center) and west (Banana River). It’s beautiful. We have yet to receive a complaint about the view. You can also see up the coast and actually see the launch pad gantrys at NASA. What a view!  Crystal clear blue water and white sand.  Gorgeous, and that's the truth.

When are check-in & check-out times?

Your condo will be available for check-in at around 3:00 p.m. Your checkout time is 10:00 a.m. on your departure date. A vacation condo requires more time to clean and sanitize than a hotel room. Therefore, please help prepare for our next guest by checking out on time. Sometimes the Condo may be ready earlier (like noon to 2PM) but we can only guarantee it by 3PM since we have to sanitize bathrooms and furniture, and wash everything. Just check when you arrive (if you get there before 3PM) and maybe they will be done cleaning it for you. Remember that the previous guest will be leaving at 10AM.

Can I have my morning coffee on the balcony and still see or hear the ocean?
Yes you can. Both see and hear. From our balcony, the ocean wave sounds can be loud, so open the balcony door and enjoy the waves! (and be sure to turn off the A/C if you do keep the doors and windows open, or else the A/C unit can FREEZE UP and stop working).  Some people like the wave sounds, and the seagulls singing, some don't...that's completely up to you....natural sea breezes, or air conditioning.  Both are very good.  

How many people view this website every year?

We get about 35,000 page views each year. That's why this unit sells out all 52 weeks every year. 35,000 page views trying to rent one unit. You are one of about 100 people to read this today. Be sure to make your reservations early, since at these prices, it goes quickly. The best advice I can give you - BOOK EARLY!

Why should I choose Unit 701 or 704 and not a hotel?
Where do we start? First, we have tried locations in and around Cocoa Beach, we are true Beach and Space Coast fans and we love the area and Disney World too. We have been coming to Central Florida for 25 years, and we believe Sandcastles is the BEST location we have ever found on the beach, and believe me - we have tried them all! The location is incredible, right on the beach at an oceanfront building, you can literally be on the beach within seconds. Very close to Orlando International Airport. Sandcastles Cocoa Beach Condo contains some of the most luxurious condos and homes in the area. Hotels along the beach are very expensive for what you get; in fact you will pay the same price (or more) for a 200 Square Foot Hotel Room as you would for unit 701 or 704, a 1,285 square foot condo with a fabulous view, 2 bedrooms, 2 baths, a full kitchen, living room, washer and dryer, all flat panel LCD HDTV’s, and so on. Plus, once you are a registered guest in one of our condos, you have full free access to everything the resort has to offer: the pool, beach access, tennis courts, recreation room, full WORKOUT FACILITIES/gym, it is an amazing value.  And you can walk to great restaurants!


What about Internet and Long Distance Calls?

Yes, Unit 701 and 704 both have FREE WIRELESS High Speed Broadband Internet. You must bring your laptop and it must already be able to connect to WIFI (wireless G technology). We will give you the security code to connect to the wireless internet when you check in. (It is in the Welcome Notebook).  The wireless internet is in the condo is secured with a password (also in the unit welcome notebook) and there is a public (unsecure) wifi at the pool and recreation room.  All Long distance calls to anywhere in Canada or USA are FREE for as much as you would like to call. Call all your relatives while at your Condo!

Why do you have all the Technology, HDTV, HD Radio, etc. in the condos, who cares?
We are techno geeks, some would call us "nerds" when it comes to electronics. We're OK with that.

Is there a BBQ Grill at Unit 701 and 704?

Yes, it is on the balcony of 701, just select GRILL option when booking.  Propane or gas grills are not allowed at Sandcastles.

What is required to make a reservation?
When you are ready, just go to either 701 or 704's page and click the BOOK ONLINE NOW button, or you can e-mail us at
dave@VacationCocoabeach.com and tell us. We will respond to you with more information.

When do we pay?
When you book, you will be required to pay a deposit of $250 per week with the balance payable 30 days before arrival. We accept personal checks, cashiers checks and money orders from USA.  Out of the USA, we take Credit cards Master Card, Visa, American Express.  Our bank no longer accepts Discover.   If it is 30 days or closer from your booking date to your arrival date, you will be required to pay in full by credit card because it would take too long for the check to clear.

How old do I have to be in order to rent unit 701 or 704?
You must be over age 25 or accompanied by parent or guardian to rent.

Any other fine print or rules?

When I think of "fine print", I think of "No purchase necessary, void where prohibited, Member FDIC. Your mileage may vary". But here's our "fine print": By renting, you agree to follow all local laws and Sandcastles association rules, as well as the laws of Cocoa Beach Florida, all of that is on the contract. Association rules are located in the Welcome notebook inside the condo. You must sign the contract which includes waiver of eligibility, responsibility, and release. Owners reserve the right to refuse service or rental to anyone, for any reason. All bookings are on a first-come, first-served basis. Your dates are held for you by confirmation and contract once you agree to book the dates. Before you agree to book, (and receive a written confirmation and contract back from us), all dates are still considered for sale. Book early, as all dates sell out.

What’s Cocoa Beach like?
I always tell folks that Cocoa Beach is truly the “Family Beach” in Florida. There are many reasons why. First, it’s the closest beach to Disney World, so basically the crowd you see at Disney is the crowd you see at Cocoa Beach. It is a fun and family place with restaurants and fun things to do like golf, miniature golf, go karts, and so on. If you want a serious get-crazy-and party all night type of place, or an all retirement-type beach, then Cocoa Beach is NOT for you. There are many “Party” type beaches on one end of the spectrum and some very quiet retirement-type beaches on the other end of the spectrum in Florida, but this is not one of them. If you strictly want to party, you will not like it here.  If you strictly want the retirement crowd, you won’t like it here either. Cocoa Beach is for Families, just being honest.  Just think of Disney , that's who is out on the beach, a mix of all kinds of families. 

How close is Unit 701 or 704 to the Disney Theme Parks and Orlando Airport?
It will genuinely take you about 50 minutes by car to get to Disney, it is expressway the entire way and you exit at Walt Disney World.  It's easy just follow the signs. From the airport, you are about 40 minutes to the Condo.

How far is the condo from Universal Studios and Islands of Adventure?
Universal and Sea World are about 45 - 55 minutes depending upon traffic and I-4. Sometimes I-4 backs up.

Is there shopping nearby?
Yes, A1A, the road that is behind the Condo building, has grocery stores, 24 hour drug stores and supermarkets. You are close to Wal Mart, Super Target, and everything else you might need on Merritt Island. There is a hospital and after hours pediatric urgent care just a few minutes away. Call 911 in an emergency from the condo. There are many restaurants catering to all tastes and budgets from Steak Houses to Chinese, Italian, Mexican, Asian, Burger and Pizza restaurants all less than a couple miles from the Resort and you can also walk to several restaurants. You may want to just walk up the beach, you are 2.7 Miles SOUTH of the Pier, and all along both North and South of Unit 701/704 are beachfront restaurants where you can sit along the beach and dine outside watching the waves roll in, it’s fabulous.

Is there transportation to the parks?
Yes, transportation is available to most Theme Parks, to and from the airport, and several Shopping Malls (at an additional charge). That being said, we tell our guests that we recommend getting a rental car. Why? Because you are close to Kennedy Space center and Disney, having a car means you can come and go at any time. Every day you’ll pay $11 to park at Disney, but the good news is that once you pay in the morning, you can park at any Disney park all day long and drive from park to park if you want to, no extra charge. It’s free to park at the Condo, and you are in a well lit and safe parking lot. Plus, to get to most restaurants, up or down A1a, or to Kennedy Space Center, you’ll want a car.

Is the pool heated?
Yes. Fully heated year round. Sandcastles Resort offers you the perfect vacation community including swimming pool with a spa/hot tub. It is available to all guests of 701 and is heated at no extra cost during the winter months.

Do you provide air conditioning and heat?
Yes, Unit 701 and 704 both have central air conditioning and heat.  You probably won't need the heat because the average daily temps in the coldest part of the winter are about 70 degrees fahrenheit.  When it's cold up north, it's beautiful in Cocoa Beach!  Summers are warm 80's/90's, and there is always an ocean breeze. While your friends are freezing in the winter, you'll be laying on the sand in the sunshine!

Is your kitchen fully equipped?
Yes, Unit 701 and 704 have a fully equipped kitchen including cooking utensils, silverware, dishes, stove, microwave, refrigerator (with ice maker), coffee maker, blender, toaster and dishwasher, everything you need for the perfect vacation. Check the pictures on the website, we have taken pictures of what is in the cupboards and drawers in the kitchen.

Are linens and towels provided?
Yes, ample linen and towels are provided in Sandcastles 701 and 704.

Are there laundry facilities?
Yes, there is a full size private washer, dryer, iron and ironing board inside Unit 701 and 704.

Are there cleaning supplies?
We provide regular cleaning items such as a mop, broom, dustpan and vacuum. As this style of vacation is classed as "self-catering", you will be responsible for other needs, such as shampoo, etc. There is an on-site shop and supermarkets and grocery stores close to the resort.

Is there a "fold out " couch?
Yes. 701 and 704 have a fold out couch in the living room.

Do you have a High Chair or "Pack N Play" at the condo?
Yes! We love kids and we love familes, we have your pack n play which can double as a crib for you. And we have a high chair.

Are your Condos "kid proof"?
For the most part. We don't have a lot of frilly stuff that kids can break, we want the condos to be "kid friendly". That means there are no sharp things sitting around looking pretty that they could pick up and hurt themselves with. We want your toddlers and younger kids to have a fantastic time. Now the drawers in the kitchen are NOT locked, so keep an eye on a toddler if he or she gets in to the kitchen.


Is the condo cleaned daily?
No, Unit 701 and 704 are cleaned prior to arrival and after departure. A mid-stay clean and shine can be arranged at additional cost.

Is Unit 701 and 704 non-smoking?
Yes, 701 and 704 are NON SMOKING! No smoking is permitted inside 701/704 or on the balcony.

Do you allow pets inside 701 or 704?
Lots of people ask this. The answer is that we’d be happy to allow your pet… if you want to pay what it costs to have the allergens removed from all fabric and wood inside the condo.  So, if you want to bring your dog and pay the $200 extra for this service for your visit, no problem.  Dogs must be under 30 pounds and only ONE dog is allowed.  You may think fluffy is really clean, but people are allergic to animals, it's microscopic, and that’s why we can’t allow them. We have pets ourselves at home, and we love Dusty because she’s one of the family… but when we come to 701, she stays at home because I don't want to pay out $200 each time to de-allergenize the unit.

Where do we pick up the keys?
701 has a KEYLESS ENTRY DOOR.  We'll email you the code and it will be good for your entire visit.   There is a lockbox with keys on the door of 704, so with either unit, you do not have to stop at a management company offsite or arrive at any special time. Take your time getting here, the Condo is ready for you. You can check in anytime after 3PM on your arrival day, as late as you want or arrive. We send you the doorlock code or lock box code before your arrival – there is a single key inside the lockbox of 704, and you use that to get in the door, then other sets of keys are waiting for you inside the condo.  At 701, you don't need any keys anytime.

What if something is not working at the condo?
We have a local manager Steve Harrington (Who is from Coldwell Banker Realtors). Steve is available to maintain Unit 701 and 704 in top condition. You will be provided with his telephone number inside the Welcome Notebook in the condo and he is available 24/7 in the unlikely event that there is ever a problem. He lives less than a mile from Unit 701/704 and can be there in minutes should you need anything.

How many people can stay in Unit 701 or 704 ?
Unit 701 or Unit 704 can take a maximum of six (6) overnight guests.

Are all the resort amenities included in the price?
All resort amenities are free to all our guests at no extra charge.

What about parking, is there a charge?

No, it is FREE to park your car at Sandcastles. HOWEVER, no trailers, or RV's/Motorhomes can be parked on the lot, that's an association rule.  If you are riding a motorcycle or want to park in a PRIVATE garage, no problem.  Simply select the GARAGE option when booking and we will send you keys to the units garage. 

What about extra fees and charges?

On top of each rate, add 11% tax, and a $75 cleaning fee.

I don’t even know you guys! How do I know you’re not just some ripoff who will steal my money and no condo will be there when I arrive?
I got this question the other day, she said she usually booked through a management company she trusted, but she could not see her actual condo until she arrived. I told her that with us, you can see the ACTUAL condo you will be staying in. But here is what I told her: We rent to about 50 families per year. Think about this for a minute. If we just ripped people off and stole their money, first off, you would call the police, and we would lose our ability to operate in the state of Florida. Second, I would be arrested. I have a job, a family, a home, a mortgage like you, and so getting arrested would not be a very good idea. Plus, you would tell everyone you know that I am a ripoff, and believe me that word SPREADS. We’d be out of business quickly!


We believe in always telling you the truth – be it good or bad, you should hear all about our condos because they may or may not be right for you. The worst thing for us is having a guest feel like something was misrepresented. That’s why we post all the guest book entries, positive or negative, so you can see what others are saying about our condo. These questions may help you decide. By all means, if you think there is something wrong with Unit 701 or 704 or it is not EXACTLY what you want, please do NOT rent 701 or 704. I don’t want you to be unhappy for a week, that’s the worst. Hopefully these answers will help you to decide so you know everything before coming in. Look forward to hearing from you! -Balance Due 30 days prior to your arrival; Your $250 deposit is subtracted from your rent due. Bookings closer than 30 days to arrival require payment by credit card.

The phone service inside the Condo includes unlimited Long Distance calls anywhere in the United States, and FREE wireless internet in the Condo.

Once you confirm with us via phone or email that you want your dates, we will send you a CONFIRMATION and a CONTRACT that you will sign and return WITHIN 10 days with your deposit. We have a local manager, Steve Harrington from Coldwell Banker Realtors.

Steve will also be available to help you with anything you might need with the condo during your stay, he is on call for you and lives very close to the Sandcastles Resort Complex.

-Must be over age 25 or accompanied by parent or guardian to rent. Must sign contract which includes waiver of eligibility, responsibility, and release. You May cancel up to 60 days prior to your arrival. Closer than 60 days, deposit is forfeited. If we are successful at re-renting your dates, then you receive a full refund. Owners reserve the right to refuse service or rental to anyone, for any reason.
